Nick is THE MAN. This is a long review, but because Nick got us sitting in our dream house so quickly, we've got time to write it. We hope you've got time to read it.
We were introduced to Nick through Landed, and as first time homebuyers with a budget of ~$750k in the South Bay (for 2BR/1BA min) thought a niceish townhome or condo that would take work to personalize would be what we could afford. This being a year of plague and distance EVERYTHING, we clicked through the properties in the Compass workspace Nick set up while waiting for preapproval with the credit union. Once the preapprovals were done, we were ready to begin what everyone has described as a nightmare in the Bay Area - finding someplace under a million dollars in a decent location, with a low HOA, and not falling down.
Nick arranged a tour of 7 properties. This was also our first time actually meeting Nick (COVID times!), so all he had to go off of were a couple of phone chats and the workspace notes. We toured a couple of nice places with location issues first. Nothing special - Nick was seeing what we liked layout-wise, so he could show us better places the second time out. One condo seller didn't get back with a key code, so we walked around the development a little in lieu of seeing the interior.
The third property we walked through was a single family home in a nice location about a mile and a half west of downtown San Jose. The layout was compact yet airy, and it wasn't a question of if we wanted to live there (when we walked in, we knew), but if we could afford it (the sellers listed low, yet still near the top of our budget, and in a Bay Area bidding war we wouldn't be able to compete). The remaining 3 or 4 properties we saw were okay, but nothing to jump on. $750k is a lot of money, but also next to nothing in the world of South Bay real estate.
After the tour, we asked Nick to take the next step on the little house and get us disclosures. We got those the next day, and with no red flags it was time to make a bid. Nick worked the phones with the sellers' agent that evening to get a feel for a competitive bid price, while helping us through all the paperwork we needed to submit a bid that night. Two days after going on our first house hunting tour, we had an offer accepted (amongst stiff competition) on the perfect cottage for two thirty somethings in love. That was simple enough...now we needed to get to closing!
My wife and I had everything lined up, but it was still a quick close. Nick coordinated everything between the bank, escrow, the selling agent, and us. There was never any confusion on our end as far as what documents needed to get to what office by when - when you work with Nick, he is very clear about what is happening and what he needs to proceed. If things needed to get done late at night in order to move forward, he was on the phone with us getting it done. The only hiccup was at the end, when the county clerk's computer went down right as the title company was about to file - delaying a 3 week close by two days on the literal final step.
Buying a house with Nick was one of the easiest ""big"" life steps we've ever taken. My wife now has a sun-filled teach-from-home classroom and her evening baths include a jacuzzi tub. I'm a geologist who likes to cook, so why wouldn't there be fossils in the stone tile of my bathroom floor and a small kitchen garden just out the door? So much for needing to renovate before moving in. The third place Nick walked us through - on our only viewing tour - is the perfect 2BR/1BA house for us. We said we wanted it, so Nick got it for us. And did I mention we didn't spend our entire budget? Nick Delis is a real estate genius.
